Professional Roof Services provides Inspection and Specifications Services for below and above grade waterproofing and caulking. Special attention is directed to expansion/control joints, lintels, throughwall counterflashings, concrete and tile copings and any wall projections. Masonry construction materials include brick, concrete, block and other surfaces such as stucco and dryvit.

The Inspection Phase includes:

 

Survey existing building(s) and provide elevation drawings denoting
Masonry and concrete issues.
     
Expansion and control joints will be noted. Windows and wall projections will be shown with a list of recommendations.
     
Provide a multi-year plan to restore the masonry and concrete components.
 

The Specification Phase includes:

 

Phase I - Specification:

 

As moneys become available, prepare detailed specification documents for the masonry restoration project.
     
Hold Pre-bid meeting with contractors, manufacturers and site personnel to cover:
 
Safety
 
Job Setup
 
Specification Interpretation
 
Job Inspection
 
Specific Site Rules
 
Material Requirements
 
Job Payments
 
Warranty Positions
     
Review all bids with the Client and make any necessary recommendations.
     
Schedule a pre-job meeting with successful bidder and manufacturer/s to cover:
 
Payment Schedules
 
Site Contracts
 
Review Bidders Meeting Notes
 
Arrange a post-construction conference and inspect the project for warranty approval.
     
Phase II - Bidding administration including the following:
     
Process answers to questions and clarification of documents during the bidding period.
     
Prepare addenda, if required.
     
Prepare analysis of bids for the Client.
     
Phase III - Construction Administration
     

When the masonry projects are under construction, our inspectors are on the job to insure it is being constructed per the specifications. The following is a list of services rendered in this phase of the project.

     
Review shop drawings, samples, catalog cuts, change orders and pertinent data related to the scope requirements of the documents.
 
 
Supply inspector/s to monitor all work, attend weekly job meetings including recording of minutes.
 
 
Have written daily/or weekly reports delivered to the Client.
 
 
Watch weather; communicate with contractor and owner on possibility of inclement weather.
 
 
Confirm all progress payments.
 
 
Communicate with the Client, Contractor and Materials Manufacturer to have a smooth problem free project.
